Renovation Process – Part 1


Apologies for not updating my current renovation process for so long. Well, floor screeding has finally been started and completed after all the unhappiness.

I can’t really say if I am pleased with the quality of the floor screeding job by the HDB contractor. Perhaps I am an amateur. Somehow, I just feel that the floor screeding job has been completed in haste. I have attached some pictures that I have managed to take.

See the differentiation of the colors in the living room picture..  It really looks awful. According to my ID, BH, he says that this job is acceptable as we will be laying the High End Resilient Flooring (HERF) on it and that the unevenness seen in the picture is actually caused by the different tonnes. Okay, I have taken his word for it and let this job screeding episode concluded at this stage.

Okay, now for a more cheerful update. The last that I have blogged on my renovation process is that BH has asked the tilers to start on some minor masonry work. here are some pictures of the end effect.

In all, the workmanship of these tilers are really good. Thumbs Up. They have won my hubby over with their exquisite workmanship. BH has also helped to apply for the city gas.

Last weekend, the city gas workers have come and installed the required piping. Thus, now, our gas piping is up and ready. We also have our air-con contractor to come to our house and install the various piping needed.

Hehe, at least, for now, I can see the renovation work “moving”… Although the speed is still not up to my expectation, I really appreciate BH’s assistance for coordinating among so many parties of workers.

Really hope to see more have been done by end of this week… =X

开工大吉! Start of Renovation – 23 Oct 2014


We have actually received a bad news from our ID on 22 October 2014.

The cement screeding for our flat will not be carried out on 23rd. Reason given by the HDB contractor is that that he has actually FORGOTTEN the appointment and thus, not free on 23rd!!! =((

My god! Is he really so forgetful or is he just being irresponsible?! FORGOTTEN whereas there are a few followups with sms and calls???  What an excuse!!!

This is the 3rd week since we have submitted the application form to HDB! I am really amazed that my hubby could take it in his stride and shrug it off. My ID has again confirmed with him that he will carry out the cement screeding by this coming Monday.

I am really very irritated with the HDB contractor. I have also let both my hubby and ID know that should this HDB contractor not carried out the cement screeding job on this coming Monday, I will go ahead and lodge a complaint to HDB!!! Enough is enough!!! No more tolerance!!!

Back to the update of the renovation works…

As per scheduled and planned, we have started our renovation works yesterday. It is just some minor masonry work in the Kitchen since the cement screeding has not been done yet…  -_-

Our ID has obtained our spare key from the Building Services Center (BSC) in the morning at around 9:30am. This spare key has been left with BSC for them to arrange the workers to rectify the defects.

We are actually quite surprised that BSC could release our spare key without calling either my hubby or me for confirmation. Hmmmm, where’s the security regulations and policies, we wonder?

Anyway, my ID has obtained the key and go ahead to our house to do some preparation. this is one of the example that he has done.

Both my hubby and I are quite amused by the sight of these posters when we reached our flat. Amused as we are the only flat (in the wing) that has publicly “declared” which company we have engaged for the renovation.

We do deeply appreciate that he has put up the “Non-smoking cum no eating and drinking” sign as well. In this way, the workers have been warned and they should not smoke, eat and drink in our flat. If they have been caught doing so, we will not hesitate to point out these regulations to them. We do not want to invite cockroaches and ants to our new flat! =X

By the time we have reached our flat, it is around 1:15pm. The tiler boss and his worker are already in our flat, waiting for us to carry out the ritual (the ritual of using the hammer and knock the 4 corners of the living room). Once we have carried out the ritual, my hubby distributed out the red packets to them. After that, we have leave the whole flat to them and we went for our lunch.

At around 2:30m or so, we returned back to our flat (just to ensure that they are doing their work).

So far, the start of the renovation has gone quite smoothly. The workers are quite organised and disciplined. The only problem to be dealt with will be the cement screeding job.

I shall update again after Monday on the progress of the renovation work and if the cement screeding job has been, indeed, carried out on coming Monday without a hitch!

Start of Renovation Work – 1st Day (“kai gong yi shi”)

Hahah, luckily we are able to start the renovation process before the Lunar September month arrives.

All thanks to BH! He is able to think of something to start on first, without the cement screeding being done and completed!

The latest update is that the HDB contractor has finally confirmed that they will be doing the cement screeding job on this coming Thursday. Hehe, hopefully everything will go smoothly… =P

Can’t wait for Thursday to come quickly!

Start of Renovation Process???

Sighz, till today, the HDB contractor has not carried out the cement screeding job for our new house yet. Poor BH! He has been calling that HDB contractor for the past few days till the HDB contractor has actually off his mobile phone?!?! :((    BH will still continue to blast the HDB contractor’s mobile in the meanwhile.

To make things worse, I have received a call from my mum yesterday that our renovation works will need to start before the next Friday (that is, the start of the lunar September month) or else we have to wait till the end of the whole lunar September month!!!

Oh gosh!!! This is terrible! To think that we and BH are targeting to get the new house ready before Christmas!!! If we have to wait till the end of the whole lunar September month to start the renovation works, we will not be able to shift in by December 2014.

My father in law, who has knowledge in the Feng Shui and fortune telling, has also confirmed this. He has been waiting for my hubby and I to approach him to look for a good date to start the renovation works all this while… -_-|||

Thus, the date and timing has been derived yesterday night. It has been decided to start the renovation works on 23 October 2014. This date has been conveyed to BH.

Hopefully, BH can conjure some magic and start some of the renovation works on 23 October 2014 with this very last minute notice and with the assumption that the HDB contractor has not completed the cement screeding.

Praying, praying very hard…

P/s: It has been weeks since our cement screeding application has been submitted. If the HDB personnel is able to provide us with the name and contact number of the contractor, doesn’t this mean that we will be the next few in the queue?

Then why the HDB contractor is giving us the impression that he is trying to avoid BH’s calls? Why is he unable to give us a affirmative answer as to when our cement screeding job will be done?

Our patience and tolerance levels are running very, very low currently! -_- -_- -_-

Pre-renovation process preparation for the new house – Part 3 Shopping!!!

Hi there,

It has been about more than a week since my last update on the renovation.

Well, nothing much to update currently. As we will be choosing the high end resilient floor board, we will need to wait for HDB to send their contractor to help us do the cement screeding! 😭😭😭

My god! This takes ages to complete! My hubby and I have purposely applied half day leave and gone to the Pasir Ris HDB branch for the application for cement screeding (if done by HDB contractor, this will be free… If we ask our contractor to do this, there will be an additional fee of S$1-2K incurred!) on 2nd Oct. Till now, our floor has not been done yet!

Our ID, BH from Abslook, has also helped to call up HDB to enquire on the status. HDB called me the following Monday and gave me their contractor’s contact number. I have passed this number over to BH, for him to give the details of leaving how many millimeters of gap for the floor.

To both our surprises, the HDB contractor has actually confirmed that he has not received our application yet!!! This HDB contractor has also feed backed that he will only receive our application around one week later as per the usual routine! In other words, we will delay our renovation! 😡😡😡

In the meanwhile, BH has tried to maximize the ‘free time’ by bringing us to choose the designs and materials for our flooring and the carpentry works. In addition, he has also brought us to ‘Lucky Khoon’ and ‘Azora’ (on two separate occasions) to shop for our toilet accessories,kitchen sink and all sort of lightings. Both of these shops are located at Tradehub 21.

Well, blame it on my picky nature. 😁 Hehe, I really thank God that we choose BH as our ID! As a guy, he is really very patient with both my hubby and I! 😜 we have been quite indecisive. 😝

When BH brought us to shop at Lucky Khoon, I don’t have that type of ‘wow’ feeling when stepped into the shop. Everything looks normal and well… normal… There is no chemistry or love for the items in the shop. 😛

The sales personnel (2 of them – 1 for lightnings and 1 for kitchen and toilet accessories), who follow us about in the shop, give me the impression that they are slightly too eager for sales. I was quite unimpressed of their service and we have not done any purchase there.

The time interval between our trip to Lucky Khoon and Azora is about a week’s time. I have also done a research on the reviews on Lucky Khoon on impulse. There are quite a number of negative reviews on their outlet. I have watsapp BH of my concerns and he has decided to bring us to Azora. (I was later informed by BH that he has feedbacked my concerns to Lucky Khoon. They have done the research online and that they have confirmed that the negative reviews are not directed to the branch at Tradehub. Well, to me, although it is good that the negative reviews are not about them, I still do not feel the chemistry…) 😛

The moment we stepped in to Azora last Saturday, I have totally fall in love with the decorations! 😍😍😍 The decorations really spice up the whole shop! There are obviously more choices as well! There are also seats catered to customers! As I was coughing quite badly, the sales personnel from Azora, Violet, has actually taken the initiative to offer all of us (me, my hubby and my parents in law) water! She is also quite patient with my parents in laws and try her best to answer all their queries. She has also listened to our requirements before introducing the items for us to choose from.

Hehe, she has actually won us over with her service! Thumbs up, Violet! 👍 😄

We made our purchases with her on the spot. In addition, she has also thrown in a free bulb for our storeroom and a wireless doorbell device. These freebies do not add up to something significant but it’s all the simple, little gestures that make us impossible not to make our purchases from her though Lucky Khoon will be slightly cheaper. 😁😁😁

Next, we go to a nearby custom made furniture shop, with the shop name ‘Sincere’. Joe, the personnel who attended to us, is quite helpful and friendly. I am a lover of stones… especially marble and granite… Hence, when I have seen a marble table, marble chairs and a marble coffe table in this shop, you know how I behave… I really go bananas! 😍😍😍 Hahah 😄

Joe has also taught us how to differentiate real marble against ‘cultured’ marble. We have learnt a lot from him. In the end, we purchase our dinning table, chairs and coffee table from him. He promised that he will also allow us (as in my hubby, me and Beng Hui) to go to the factory and choose the marble top that we like best. This is because every piece of marble top will be looking differently. In addition, he will also help us do our bedding platform and board. Can’t wait to see the end products!

After weeks of shopping and choosing and confirming of materials, we are once again back to the main headache… 😤 cement screeding!!! Sighz… when will this be done and completed?

I guess the only option left currently is to pray hard 🙏🙏🙏 to gods for this to be done and completed quickly… 😔😔😔

Pre-Renovation Process – Preparation for the new house [Part 2]

After we have confirmed our ID from Absolook, our ID has requested us to include his senior in the watsapp group. Both my hubby and I are feeling very puzzled. We wonder why another ID will be participating in our renovation process? Our imagination runs wild and we assume the worst scenario… We have thought that our ID will be leaving the company soon! We are so horrified by this thought!

I have quickly watsapp our ID for clarification. the main reason why we have signed up with him is because we feel comfortable with him. He is definitely not the pushy, impatient and arrogant type. We can really “click” with him, joking and making fun at one another as if we are all friends.

Luckily, this is just a false alarm. He is still the main ID for our house renovation project. Absolook “practices” pair work. Hence, his senior has been added to the picture. Hmmm, sounds as if we are in school doing project, right?  Hopefully, we will not clash with his senior… Keeping all my fingers and toes crossed…

We will be meeting our ID again on the coming Tuesday. We will commence on the serious brain storming of design and selection of the materials soon. Will update this blog again. ;p

Sourcing for a suitable renovation contractor / ID – Preparation for the new house [Part 1]

Both my hubby and I have just collected our new BTO keys on 11th September 2014. We are both quite excited and worried at the same time.

Finally, we going to have a place that belong to both of us to call home! The sense of belonging, a place that we will think of going back to when we feel tired after a day of hard work.

However, this sense of belonging is often accompanied with the sense of expectation. Since this is a place we call our very own home, naturally, we do have high expectations for it and want the best for our new home.

This is how the floorplan for our new house will look like:


20th September 2014 (Saturday)

Sourcing for renovation contractors or IDs is a very big headache. So far, we have met up with and talked to some of them:

1. Absolook – met up with this ID at my new flat.

2. Inspire – met up with this ID outside

3.  sorry, i can’t remember which company we have approached at expo… – Modern Home 2014

We have met up with the IDs from both Absolook and inspire on Saturday since we have been keeping in contact with them prior before keys collection. Both of them are quite friendly and approachable. ID from Absolook even comes prepared with a rough mapping of furniture on the floor plan and an electrical mapping. He really impressed us. However, the total amount of the renovation cost has exceeded our budget by at least 10k. We are currently waiting for the both the IDs to re-draft and re-quote us.

After these meetings, both my hubby and I have gone to the Home exhibition at Expo Hall 7 to gather information on house renovation. We have managed to talk to 1 ID from a participating company (sorry, I can’t remember the name of the company). This ID has given us the direct impression that he is inexperience and too eager to want to close the deal. This company is a BIG NO NO to us.

21st September 2014 (Sunday)

The next day, we have gone to IMM in hope of gathering more information. As we all know, IMM is a place where most of the renovation companies and furniture stores are. We have shortlisted both Inner View and G’Plan.

The ID from Inner View is quite friendly. She does have knowledge in this field. She knows the exact measurements of furniture and how to utilize the space by looking at our floor plan. After telling her what we want for our new flat,  she is able to do a rough estimate for us. What we are unable to believe is that her estimated quotation mounts up to a total of around 30K, considering the huge amount of renovations we are considering to do. Now, we are waiting for her to come out with a detailed quotation and if the total estimated renovation amount is really around 30K, without any hidden cost.

I do not have much liking for the ID from G’Plan though my hubby likes him a lot. Yes, he is very experienced and knowledgeable. However, I do not have much liking for him. From the start of our discussion, he has given me the impression that he knows the best and we should follow his ideas.he does not really gives us the chance to inform him what we would want. He has been stressing throughout that he would help us plan for the necessary renovation, help us save our money and he will do the planning for us. Since my hubby likes him so much, we have agreed to arrange for another meetup with him to view the final quotation and planning that he has done for us.

We have also went to Mr Decor to look see look see. in the end, we found ourselves placing a deposit for our dinning table and sofa. Yes, we have not decided on the ID yet and yet, we have gone ahead to buy some of the furniture. =P This is partly because they are having a sale and it is really a big bargain. in addition, the fabric, size and design of the sofa are the type that my hubby prefers and has been eyeing on for quite some time. I love the dinning table as this table is just nice for our BTO 4 room flat. it is also made of black marble top that gives an elegant look. (Update: We will be cancelling our dinning table with Mr Decor and replace other things for the amount paid for this dinning table.)

After this excitement, we went back home. this has concluded our Sunday.

Now, we are waiting for the various quotations and re-quotations to come in. Hopefully, we will be able to sign up with one of these companies to start on the renovation works for our home. Of cos, my personal preference will be either Abslook or Inspire. Hehe =P

23rd September 2014

Both my hubby and I are anticipating to receive news from the Absolook, Inspire, Inner View and G’Plan. The ID from Absolook is really prompt in his replies. He has gotten in touch with us on Monday, 22nd September 2014, with the final estimated total amount of the quotation.  So far, he is the only one who really delivers what he has promised. As both my hubby and I would like to see the materials that Absolook is using for the carpentry works and the flooring materials, we suggested to our ID that we would like to meet him in his company.

He is working at the branch office located in Yishun. We have discussed with him our slightly altered renovation plans. Both my hubby and me have been changing our renovation plans constantly since Day 1. Surprisingly, this ID from Absolook is really very patient with us and is able to provide us with some constructive feedbacks on the pros and cons of the changes. He has even done up 2 sets of quotations for us to bring home and think over it. Yes, both my hubby and I could not decide if we should hack off the kitchen’s wall panel… hahah

We will be meeting our ID again on this coming Sunday during the Absolook’s open house event at Fernvale. If everything goes smoothly and well, we might sign up with him on the spot.

25th September 2014

I have just received a sms from the ID from G’Plan. He mentions that he has helped to draft out the renovation proposal for us. My hubby and I have agreed to meet him on this coming Saturday at 2pm at IMM to view his proposal.

Up to this date, we have not heard a single thing from both the IDs from Inspire and Inner View. Hence, my hubby’s impression towards them has been deteriorating. Well, I guess even if both of them are able to provide a cheaper quotation rate in the end, I do no think that my hubby will still trust them and sign up with them. In this way, both of the IDs are as good as being striking out from the preferred list.

26th September 2014

We have finally received the quotation from Inner View. At once glance, the quotation seems to include all the things we have requested for. However, the total is not 30K as mentioned. It is more than 40K. I remembered very clearly that I have given the ID a dubious look when she mentioned and reassured us that our requirements could be done in 30K. In the end, my gut feeling is correct!

27th September 2014

We have meet up with the ID from G’Plan. Frankly speaking, this ID has very good ideas in planning and design. However, both my hubby and I do not feel the “click” with him… Once again, he discards most of our ideas away, promoting his planning and ideas only…

28th September 2014

We have gone to the open house show flat as planned and met up with our ID from Absolook.

Wow, the interior design of the show flat really impress me! Of course, this will also mean more money spent! -_-“‘ Too bad photography is not allowed… or else I could upload the pictures to this blog.

After consulting with the Id from Absolook, we finally signed up with him! Yes, finally! Finally, we have found a suitable ID who is responsive to us and is patient with us! No more sourcing around for any other IDs! This is a very tiring process and we are so glad that we are able to end this “hunting for IDs” process within the time frame of 2 weekends!

Thank God for it! =)
